Currently there seems to be an over abundance of homes for sale on the lake. Along with the wealth of inventory has come what some might consider bargain basement prices on what was once considered a recession proof investment.</p>
<p>While I speak for Chittenden County Vermont and the surrounding areas this phenomenon is not new to the luxury and second home market. Most areas have been have been feeling the effects of the economy for a couple of years now and in typical New England fashion we have lagged in responding to the market change.</p>
<p>There are some that are unwilling to to adjust as seen in list prices that have remained unchanged for well over a year or more. Meanwhile there are plenty of others who have either realized that it&#8217;s time to make changes or simply have to out of necessity. It has been said that real estate is an investment &#8211; which I wholeheartedly believe &#8211; but, just like investing in the market there comes a time when it&#8217;s appropriate to sell out and move on &#8211; unless you have the capacity and the patience to wait it out &#8211; and in this case it&#8217;s probably going to be a long wait.</p>
<p>With that said it&#8217;s turning out to be a great time to invest in lake front properties. We have been watching prices tumble over the last few months and especially in the last 30 to 60 days. A couple of weeks ago a lake front property in Burlington was reduced $120,000 in one day &#8211; and that was after three previous reductions!</p>
<p>Where is the bottom? I don&#8217;t know but, I&#8217;m willing to bet we&#8217;re getting pretty close. With both prices and mortgage rates at record lows I think we&#8217;ll be looking back on this time and saying either: &#8220;I&#8217;m glad I did&#8221; or &#8220;I wish I had&#8221;</p>
<p>There are currently 48 lakefront properties for sale in Chittenden County ranging in price from $159,000 for a beat up little bungalow on leased land on Malletts Bay to $5,750,000 for a sprawling estate in Charlotte.</p>
